Act on good information early

Price the house, not the dream
A house is worth what the block will pay on the day it is ready,not what the renovation cost,and not what the market paid last spring. The listings that sell cleanly,consistently,and close on time are the ones priced like the market they actually live in. That sounds dull;it keeps deals alive.
Know the block, not just the address
Spreadsheets price square footage;neighborhoods are priced by their mornings. Which way does the coffee shop face the sun? Do the schools meet parents at dismissal? Is the park safe at dusk? That is the information that has never changed in my career,and it is why I still walk blocks before I write offers.
